Transwestern Represents Seller, Waters & Kraus LLP of 8,206 SF Building
Transwestern today announces it brokered the disposition of 315 N. Charles St. in Baltimore on behalf of Texas-based law firm Waters & Kraus LLP. The 8,206-square-foot office building sold for $737,500, or $89.87 per square foot, to an undisclosed buyer. Transwestern Vice President Leo McDermott and Senior Vice President Tom Gentner represented Waters & Kraus. The seller was represented by Jim Chivers and Gary Glover of Gold & Co.
“This property is ideally located on historic Charles Street in Baltimore’s Central Business District within walking distance of a multitude of restaurants, retail shops, newly renovated apartments and hotels,” said McDermott. “The building was constructed in 1920 and exudes historic charm while still providing all the modern finishes and attributes expected by today’s tenants. It was renovated in 2001 and 2007 and is in move-in ready condition.”
The Baltimore metro office market experienced steady conditions during the first-quarter 2016, according to Transwestern research. The vacancy rate was stable at 10.3 percent, which is below the 10-year average of 11.5 percent. The Baltimore metro economy is expected to remain healthy throughout 2016 and 2017.
